High Springs' Recent Comprehensive Plan Update Approved
Comprehensive Plan Compliance Notification

Planning Services:

Land use planning is an important tool in developing an organized, well-functioning community such as High Springs. 

Historic Preservation:

High Springs is steeped in history and tradition. This history is a vital part of the fabric of the community, and its preservation is an important goal to the citizens of High Springs. The Planning, Development, and Codes Department is dedicated to the preservation of buildings and land marks within the City Limits of High Springs. Before you remodel, change, or build a structure, check with the Planning, Development and Codes Department, to make sure you are following all necessary historic preservation codes of the city. The city has several districts that are located in the downtown area, which are designated historic. Any alteration to a structure in these districts requires a review by staff, and a Certificate of Appropriateness issued by the High Springs Historic Preservation Plan Board. All certificates must be submitted by the last Friday of the prior month to be considered at these meetings.

Location and design of sites as well as uses and specific site plan constraints are the main areas of interest to citizens with regards to planning. The Planning Department is always interested in helping you achieve your property development goals.

Building Inspection:

The Planning, Development, and Codes Department reviews plans for residential, commercial, and industrial buildings. The plan reviewers make sure that the plans meet the appropriate codes, and approve them for construction. During the actual construction process the City provides specific inspections to assure compliance with the requirements of The Florida Building Code, the Cities Land Use Regulations and to assure the safety of the Cities residents.

The City has a full time Building Official is on hand to provide all necessary inspections for your remodeling projects, re-roof projects, additions, damage repair, accessory or storage building construction and installation. If you are considering any building or remodeling project, please call (386) 454 1416 Ext. 230. Our staff will be happy to help you with plans and any necessary permitting for your project.

Permitting:

The Planning, Development, and Codes Department processes all approved planning and construction related permits for the City of High Springs. If you are building a new home; fixing or remodeling your current home; installing new plumbing or heating/air conditioning equipment; starting or relocating a business; moving a structure; building a fence, storage shed, or repairing a sidewalk, PDC has just the permit you need to make sure that your project goes as smoothly as possible, and complies with all municipal codes, the Florida Building Code, Fire Code, and High Springs Manual for Development and Design Standards.

To schedule an inspection on a project under construction, please call (386) 454 1416 Ext 230. After you get your permit, and before you begin work, you need to contact the "Call Before You Dig" utility notification center to make sure that you don't get the nasty surprise of digging up an electric line or gas pipe during your ground-breaking ceremony. Remember, call before you dig! The number for the utility notification center is 1-800-424-5555. For permit information call 527-4386.

Code Enforcement:

The Planning, Development, and Codes Department is also responsible for the enforcement of City ordinances, the Land Development Code, and the High Springs Manual for Development and Design standards. The Code Inspector is available to help ensure a safe healthful, environment consistent with community needs and City Codes, while striving for voluntary compliance as well as public awareness.
